List Your Property With Ceiba Realty & Development
List your Belize property with a team that understands land, lifestyle, investment value, buyer psychology, and how to position your property for the right local and international audience.
More Than a Listing. A Strategy.
Selling property in Belize requires more than placing a sign, uploading photos, and waiting for inquiries. The right sale begins with clear pricing, proper documents, strong presentation, targeted marketing, qualified buyer follow-up, and a closing process that protects both seller and buyer. Ceiba Realty helps sellers move from uncertainty to a structured listing strategy.
Built for Sellers Who Want the Right Buyer
Ceiba Realty positions your property around more than square footage or acreage. We identify the lifestyle, investment use, development potential, rental appeal, regional value, and buyer profile that make your property worth paying attention to.
Whether you are selling a residential home, farmland, acreage, commercial property, island parcel, development land, riverfront estate, or investment property, the goal is the same: present the property clearly, price it intelligently, and attract serious buyers.
- Property valuation and pricing guidance based on location, condition, access, land use, and buyer demand.
- Listing strategy for homes, land, farms, commercial properties, development parcels, resorts, and islands.
- Marketing designed for both Belizean buyers and international investors.
- Seller support from listing agreement to negotiation, escrow, closing, and proceeds handover.
What Ceiba Brings to Your Listing
A strong listing is built from several pieces working together: pricing, storytelling, visual presentation, buyer targeting, showing coordination, and consistent follow-up.
Property Positioning
We define what the property really is: retirement home, rental investment, farmland, development land, family residence, commercial site, or lifestyle asset.
Market Pricing
We help find a price that makes sense for the seller while still speaking to the buyer’s reality, competition, location, and current market demand.
Visual Marketing
We guide sellers on photos, video, drone, maps, road access, surrounding features, and the visuals needed to make the property feel real to buyers.
Ceiba Spotlight
Select listings receive elevated storytelling through featured content, social media, buyer-focused captions, location context, and investment highlights.
The List With Us Roadmap
This is the seller journey with Ceiba — from the first conversation to signed listing agreement, marketing, showings, offer, escrow, closing, and receiving your proceeds.
Seller Consultation
We begin by learning why you want to sell, your timeline, your ideal price, the property history, the ownership structure, and whether the sale is urgent, strategic, emotional, or investment-driven.
Documents, Access, and Condition
We review the title, survey, parcel information, tax status, access, utilities, property condition, included items, boundaries, and any details that could affect buyer confidence or closing.
Finding the Right Price
The right price must work for the seller and still make sense to the buyer. We consider location, property type, access, comparable opportunities, buyer demand, improvements, income potential, and time on market.
Exclusive or Non-Exclusive Listing
We explain the difference between exclusive and non-exclusive representation, then choose the listing structure that best fits your property, your goals, and the level of marketing commitment needed.
Listing Agreement Signed
Once the seller is ready, we prepare the listing agreement with the agreed price, commission, listing type, property details, marketing expectations, seller responsibilities, and authorization to market the property.
Photos, Copy, Maps, and Story
We prepare the listing materials: professional description, property highlights, location context, buyer use cases, photos, drone/video direction, maps, access notes, and region-specific selling points.
Property Promotion
Your property is marketed through Ceiba’s website, direct buyer conversations, social channels, agent network, paid or organic campaigns where appropriate, and targeted storytelling designed to reach serious buyers.
Showings and Inquiries
We manage buyer questions, qualify interest, schedule viewings, coordinate access, explain the property clearly, and help buyers understand why the property fits their goals.
Negotiation and Accepted Offer
When an offer comes in, we help the seller review the price, deposit, timeline, contingencies, closing terms, included items, buyer seriousness, and whether to accept, reject, or counter.
Escrow, Due Diligence, and Transfer
Once terms are agreed, the transaction moves into closing. The buyer’s deposit may be placed into an agreed escrow arrangement, due diligence begins, documents are prepared, and both sides move toward transfer.
Signing, Handover, and Seller Proceeds
After the final documents are signed, funds are settled, commissions and closing costs are paid, and the transfer process is completed, the seller receives their net proceeds according to the closing statement.
Exclusive vs Non-Exclusive Listings
The listing type affects how your property is represented, how much marketing energy is invested, and how buyer communication is managed.
Exclusive Listing
An exclusive listing gives Ceiba Realty the authority to represent and market your property for an agreed period. This allows us to invest more time, strategy, content, buyer follow-up, and visibility into the listing.
- Best for sellers who want serious marketing and structured representation.
- Clear point of contact for buyer inquiries and showings.
- Stronger Ceiba Spotlight potential.
- Cleaner pricing, messaging, and negotiation strategy.
- Better for premium homes, land, farms, commercial property, resorts, and investment listings.
Non-Exclusive Listing
A non-exclusive listing allows the seller to work with multiple agents or market the property independently. This can create wider exposure, but it may also create inconsistent pricing, duplicate messaging, and less controlled buyer management.
- Best for sellers who want flexibility.
- May be suitable for simpler or lower-touch listings.
- Marketing investment may be more limited.
- Buyer communication can become less centralized.
- Pricing consistency must be carefully managed.
Ceiba Spotlight
Ceiba Spotlight is how we make a property feel like more than a listing. It is the story, context, visuals, and buyer angle that help people understand why the property matters.
Request a Spotlight ReviewProperty Story
We highlight what makes the property different: views, land use, access, location, rental potential, history, privacy, or lifestyle.
Regional Context
Buyers do not only buy the property. They buy the area. We connect the listing to its district, town, village, or investment corridor.
Visual Direction
We guide visuals that sell: road access, drone angles, neighborhood, nearby attractions, interiors, land boundaries, and lifestyle details.
Buyer Match
We position the property for the right buyer: retiree, investor, developer, farmer, expat, local family, business owner, or hospitality buyer.
What We Need to List Your Property
Having the right documents ready helps reduce delays, improve buyer confidence, and make the closing process smoother once an offer is accepted.
Individual Owners
- Valid ID for each registered owner
- Copy of property title or land certificate
- Survey plan / land survey map
- Parcel map or parcel index where available
- Recent property tax or land tax statement
- Property address, directions, and access notes
Company-Owned Property
- Company registration documents
- Articles / memorandum where applicable
- Current company standing documents where available
- IDs for directors or authorized signers
- Proof of authority to sell the property
- Title, survey, parcel, and tax documents
Helpful Extras
- Utility bills or connection information
- Rental income history if applicable
- Renovation or construction details
- Subdivision or development approvals
- Photos, drone footage, or old listing media
- Known easements, access agreements, or restrictions
Clear Commission Before We List
Our commission is discussed before the listing agreement is signed so sellers understand the cost of representation from the beginning. The commission is based on the final sold price and is normally paid from the proceeds of sale at closing.
Other possible seller costs may include attorney fees, tax obligations, document preparation, survey updates, company documents, property preparation, or closing-related costs depending on the property and transaction. Final seller costs should be confirmed before accepting an offer.
Example: if a property sells for USD $200,000, a 10% commission would be USD $20,000 before any other applicable costs or agreed adjustments.
